Ponte Vedra Is Not the Beach — and Its Hardscape Knows It
Ponte Vedra proper — the inland side, west of the dune line and running along the Intracoastal through Palm Valley and out the County Road 210 corridor — wears differently from Ponte Vedra Beach. Salt aerosol reaches here only faintly. What shapes hardscape on this side is water and shade: the marsh and the Intracoastal keeping the air damp, mature pine and oak throwing shadow across driveways for most of the day, and irrigation systems — many drawing from wells — laying down the orange iron staining that has become almost a signature of the area.
The result is a distinctive mix. Concrete under tree cover carries heavy algae and mildew loads and the brown wash of pine and oak litter breaking down on the surface. Sunny stretches carry rust trails from sprinkler heads and well water. Paver drives in the newer communities hold growth in their joints while the paver faces stay relatively clean, which fools the eye until the joints go green. Each of those is a different cleaning problem, and treating them as one generic wash is how surfaces get half-fixed.
Iron Staining Is Chemistry, Not Dirt
The orange arcs a sprinkler leaves on a Ponte Vedra driveway are dissolved iron that oxidized on contact with the surface — effectively rust dyed into the concrete’s pores. Pressure alone will brighten everything around the stain and leave the orange sitting there. We treat iron staining with dedicated chemistry as its own step, then clean the surrounding flatwork so the whole surface reads even. The newer neighborhoods on the Ponte Vedra side — and the master-planned streets bordering Nocatee — were built paver-first: paver drives, paver entries, paver lanai floors. Pavers are cleaned at deliberately reduced pressure because the joints are the structure; an aggressive wand empties the jointing sand, and a paver field without its joint sand loses the interlock that keeps it flat and quiet underfoot. Where joints have already thinned, the honest fix is sanding and sealing, and we will say so rather than wash and walk away.
Angular Sand, Never Polymeric
When joints need refilling we use angular sand — sharp, irregular grains that lock against each other mechanically and hold the field’s interlock under load. The commonly sold alternative, polymeric sand, sets hard with a binder, and this climate is exactly what that binder cannot survive: heat, humidity, daily summer rain and irrigation on top. It hazes across the paver face, crusts, cracks and washes out. We do not use it, and we tell you that up front rather than let you discover it two summers later.
Pool Surrounds, Patios and Lanais
Ponte Vedra pool decks run the full range — travertine, pavers, brushed concrete and coated finishes — and each is treated as a finish surface, not flatwork. Natural stone etches under harsh chemistry and dulls under excess pressure, so pool surrounds get matched treatment with rinse water directed away from the pool. Very — joints hold moisture longer than paver faces, so growth starts there. It is also the reason paver cleaning is a restraint job: the fix must clear the joints of growth without evacuating the sand that holds the field together. If the sand is already low, refilling with angular sand and sealing is the durable answer.
Is pressure washing safe for my roof or stucco?
No — and we will not do it. Roofs and wall surfaces are soft-wash territory: low pressure and the correct solution. Pressure belongs on the hard horizontal surfaces underfoot. Most Ponte Vedra properties need both methods on the same visit, each where it belongs.
