By scheduling any service with First Coast Property Experts (“FCPE,” “we,” “us,” or “our”) you agree to the terms and conditions below. These policies apply to all interior housekeeping, specialty detailing, exterior soft‑washing, hardscape restoration, commercial projects and community maintenance services across St. Johns, Duval and Nassau Counties.

This page is meant to provide clear expectations, not legal advice. For questions about how these terms apply to you, we recommend reviewing them with your own legal counsel.

1. Overview & Scope of Agreement

When you approve a quote, sign an agreement, or confirm a booking (by email, text or our online forms), you enter into a service agreement with First Coast Property Experts for the specific visit(s) listed. These terms apply in addition to any service‑specific notes on your quote, work order or email confirmation.

If anything in your written quote or project proposal conflicts with this page, the written quote or project proposal will control for that specific job.

3. Quotes, Estimates & Pricing

How we build your quote

  • Quotes may be based on in‑person walkthroughs, photos, videos and/or standard room or square‑footage assumptions.
  • If the actual condition is significantly different from what was described or shown (for example, heavy post‑party cleanup on a “maintenance” visit, or severe paver failure under the surface), we will discuss updated pricing with you before proceeding.
  • Quotes include only the services listed. Add‑ons or changes requested on‑site may be billed as a separate line item.

Adjustments, change orders & exclusions

  • We reserve the right to adjust pricing if we encounter unexpected conditions, safety hazards or access issues that materially increase time or materials.
  • We do not perform structural repairs, electrical or plumbing work, or pest / mold remediation. If we discover issues in these categories, we’ll point them out so you can involve the appropriate professional.
  • For large restoration or community projects, a written change order may be required before we proceed with work beyond the original scope.

4. Scheduling, Access & Weather

Access to your property

  • You are responsible for providing safe access to the property at the scheduled time (gate codes, door codes, keys, parking instructions and any alarm details).
  • If we cannot access the property or work area when we arrive, a trip fee or full service charge may apply, depending on the time and travel already invested.
  • For move‑out cleans, the property must be empty with utilities on unless otherwise discussed in advance.

Weather & exterior services

  • Exterior work is weather‑dependent. Heavy rain, lightning, high winds or extreme temperatures may require us to pause or reschedule for safety and quality.
  • Paver sealing and other coating work will not proceed if moisture, temperature or dew conditions would prevent proper curing.
  • If we must reschedule due to weather or safety, we will contact you as quickly as possible to set a new date.

5. Furniture, Vehicles & Heavy Items

Interior services

  • We ask that surfaces be reasonably decluttered before our arrival so our team can work efficiently and safely.
  • We do not move extremely heavy, fragile or specialty items (for example: pianos, safes, large sectionals, waterbeds, aquariums, large appliances still connected to utilities, or items mounted to walls or floors).
  • We may slide lighter furniture a short distance to clean under or behind it at our discretion, but we are not a moving company and cannot guarantee against damage to older or unstable items.

Exterior & hardscape services

  • Before we arrive for exterior cleaning or paver work, please move vehicles, planters, grills, furniture and décor out of the work area or into locations we have agreed on in advance.
  • If large furniture, landscaping features or vehicles remain in the work zone and were not disclosed ahead of time, we may:
    • Clean around them (leaving uncleaned “shadows” underneath), or
    • Move them at our discretion for an additional access / handling fee, or
    • Reschedule the service with an additional trip charge.
  • Any items we agree to move are handled at your risk; pre‑existing rust, oxidation, loose fasteners or failing welds are not the responsibility of FCPE.

6. Interior Housekeeping & Specialty Services

Scope & limitations

  • Our standard checklists for housekeeping, deep cleans, move‑ins/outs and specialty work are described on the relevant service pages (for example Deep Cleaning and Post‑Construction Cleaning).
  • We do not handle biohazardous materials, infestations, hoarding situations or construction debris beyond what is listed in your quote.
  • Some stains, etching and wear are permanent and may not respond to cleaning. We will advise you when a stain or damaged surface is unlikely to improve.

Pets, children & security

  • Please secure pets and communicate any instructions about gates, indoor/outdoor cats, or areas that must remain closed.
  • Children should be kept clear of active work areas for their safety.
  • We treat alarm codes and any access information as confidential and only share them with the team members assigned to your property.

7. Exterior Cleaning, Soft‑Washing & Windows

Chemistry, plants & surroundings

  • We use professional detergents and employ plant‑protection methods appropriate for the service being performed.
  • We may pre‑wet, cover or rinse landscaping. Some delicate or stressed plants can still react to minor overspray or changes in soil chemistry; we cannot guarantee against every possible plant reaction.
  • We follow best practices to prevent runoff from entering storm drains where required by law and local regulations.

Windows, oxidation & existing conditions

  • Pure‑water window cleaning is designed to remove typical dirt and spotting. Etched glass, hard‑water staining and fabrication debris may not fully clear.
  • Oxidation on older siding, metals and painted surfaces can react unpredictably when cleaned. We will identify obvious risks where possible, but are not responsible for pre‑existing oxidation that is revealed by the cleaning process.
  • For roofs, we follow manufacturer‑aligned soft‑wash methods. We do not walk on roofs that present unsafe pitch, material or access conditions.

8. Paver Sanding, Sealing & Slip‑Resistance

Our hardscape restoration work is built on material science and manufacturer‑aligned methods, but nature and existing installation quality still set some limits.

Efflorescence, color & joint movement

  • Efflorescence (the white, powdery or hazy mineral deposit that can appear on concrete pavers and stone) is a natural process. We use professional cleaners and neutralization steps to remove existing efflorescence before sealing, but new efflorescence may continue to appear over time and is not considered a failure of our work or materials.
  • Sealers may slightly deepen or even out color. Variations in original paver batches, repairs and previous treatments can mean color is not perfectly uniform after sealing.
  • We stabilize joints with angular sands and professional sealers, but we cannot correct structural base failures or poorly installed substrates without separate repair work.

Slip‑resistance & optional grip additive

  • Any sealed surface—especially when wet—may be more slippery than bare, unsealed masonry. This is true even when professional products and methods are used.
  • At your request, and for an additional cost, we can add a micronized polymer “grip” additive to appropriate sealers to increase surface traction on areas such as pool decks and entryways.
  • Because each site and use case is different, FCPE cannot guarantee that any surface will be completely slip‑proof, with or without grip additives. You remain responsible for evaluating surfaces for your intended use and providing any additional mats, signage or footwear you deem necessary.

Cure times, markings & access

  • You agree to keep people, pets, vehicles and sprinklers off sealed surfaces for the time specified in your project notes (often 24–72 hours, depending on product and conditions).
  • Driving, dragging furniture, placing planters, or allowing water to pool on the surface before full cure can cause tire marks, marring or whitening that are not covered under warranty.

Maintenance & top‑down growth

  • Our methods are designed to stabilize joints and dramatically reduce weeds emerging from below. However, airborne seeds can still germinate in surface dust or organic buildup over time.
  • Routine blowing, sweeping and gentle spot treatment are recommended to keep your restored surfaces looking their best.

9. Health, Safety & Environmental Practices

Team & jobsite safety

  • Our technicians follow safety practices appropriate to their tasks, including the use of personal protective equipment where required.
  • We may refuse or pause work if we determine that conditions on‑site are unsafe for our team, your family, or the public.
  • Please keep children, pets and guests clear of active work areas, hoses and equipment.

Environmental stewardship

  • We strive to use professional‑grade, environmentally conscious products and to prevent wash water and chemicals from entering storm drains or natural waterways where regulations prohibit it.
  • For large commercial or community projects, we may recommend specific best management practices (BMPs) for wastewater capture and disposal as part of our proposal.

10. Payments, Deposits & Cancellations

Payment terms

  • Payment is due in full upon completion of services unless another arrangement is agreed in writing in advance.
  • For many projects, we require a deposit to secure your date. Deposits and any staged payment schedule will be listed on your quote.
  • If payment is not received within 24 hours of completion, the card on file may be charged automatically.

Cancellations & rescheduling

  • Cancellations or reschedules made at least 48 hours before your appointment are free of charge.
  • Cancellations within 48 hours of your appointment may incur a $75 fee.
  • Cancellations within 24 hours, same‑day cancellations or no‑shows may be charged the full service amount.
  • Ongoing recurring services that are repeatedly skipped, extended or paused may require an updated “first visit” or deep‑clean rate when restarted.

11. Satisfaction, Re‑Cleans & What’s Reasonable

  • If you are unhappy with any area we serviced, please contact us within 24 hours of completion so we can review and, when appropriate, schedule a touch‑up visit.
  • Re‑cleans address the areas originally included in the scope of work. Additional tasks or areas may be billed separately.
  • We do not guarantee removal of permanent stains, etching, worn finishes, heavy oxidation, failed previous sealers or issues that are structural rather than cosmetic.

12. Photos, Marketing & Privacy

We respect your property and your privacy. We also rely on photo documentation to verify quality, train our team and educate future clients.

  • Our team may take before‑and‑after photos or short videos of areas we service. We aim to avoid capturing people, valuables, or easily identifiable information such as street numbers whenever practical.
  • These images may be used for internal quality control, training and recordkeeping.
  • We may also use select images in marketing materials (for example, our website, social media, print or digital advertising) unless you opt out before your service.
  • To opt out of marketing use, email us at the address listed on our Contact page prior to your appointment. We will still take documentation photos for internal use where needed, but we will not publish or share your identifiable images for marketing once we’ve acknowledged your opt‑out.
  • We do not sell your personal contact information to third parties.

13. Liability, Damages & Limits of Responsibility

  • FCPE carries appropriate insurance for our services. We take care to protect your property and belongings while we work.
  • We are not responsible for:
    • Pre‑existing damage, defects, wear, staining or failing installations.
    • Items that were already unstable, improperly installed or nearing end of life.
    • Damage resulting from failure to follow our preparation or post‑care instructions (for example, walking or driving on sealed surfaces before cure is complete, or restarting sprinklers too soon).
  • Any concerns or suspected damage should be reported within 24 hours of service so we can investigate promptly.
  • To the fullest extent allowed by Florida law, our liability for any claim arising out of a service is limited to the amount paid for that specific service.

14. Changes to These Terms & How to Reach Us

We may update these Terms & Conditions from time to time to reflect changes in our services, products, regulations or best practices. The most current version will always be available at firstcoastpropertyexperts.com/termsandconditions.

By continuing to schedule services after an update, you agree to the revised terms as of the date of your next booking.
