For interior work, a site visit typically takes 20–30 minutes. We walk every room with you, measure square footage, note high-touch surfaces and fragile items, and confirm your preferences on products and schedule. You receive a formal written proposal within 24 hours.
For exterior work, we measure roof, driveway, paver, and elevation square footage, assess algae or organic growth, and check access for water and power. Same 24-hour turnaround on the proposal.
For standard services on a known property type, yes — we can give you a confident price range over the phone in a few minutes. For custom homes, large estates, or jobs with unusual access, we prefer a short on-site or virtual walkthrough so the number we quote is the number you pay.

Yes. We offer tiered property care plans for both interior (housekeeping) and exterior (softwash, paver, window) programs. Plans lock in priority scheduling, annual pricing, and plan-only discounts on recurring visits.
Most homeowners save 10–20% over a la carte pricing once they are on the right plan. Ask for a plan fit during your estimate.
Both are available. Annual plans get the best rate, are invoiced once, and include your full service calendar up front. Monthly billing spreads the same cost across 12 equal payments with a small convenience adjustment.
Our exterior annual plan minimum is $1,200 ($100/mo). Switching between billing cycles at renewal is straightforward.
Plan discounts apply to recurring visits (maintenance cleans, quarterly softwashes, annual window details, etc.). The initial deep clean or first-time reset is always at full price — that is how we calibrate the property so ongoing visits can run efficiently.
After the deep clean, every recurring visit carries your plan discount automatically. No coupon codes, no games.
Yes. The maximum stackable discount on any single job is 30%. This protects our crews, our materials, and our quality standard. We would rather deliver a flawless job at a fair price than race to the bottom.

A deep clean is a full top-to-bottom reset — baseboards, vents, inside appliances, grout edges, ceiling fans, light fixtures, detailed bathrooms, inside cabinets on request. It is the baseline we need before starting any recurring plan so subsequent visits stay fast and flawless.
A maintenance clean is every 2, 3, or 4 weeks thereafter. It covers all living surfaces, kitchens, bathrooms, floors, and dusting — keeping the property at deep-clean quality with efficient visits.
Yes — and we specialize in them. Ponte Vedra, Nocatee, Amelia Island, and St. Augustine short-term rentals make up a meaningful part of our book. We handle linen swaps, restocking, pre-guest turnovers, and between-guest resets on tight windows.

Inside the microwave and the exterior and glass of all appliances are included on every visit. Inside the oven, inside the refrigerator, and inside the dishwasher are available as add-ons — or included on deep cleans and move-in/move-out visits.

We use professional-grade, low-residue products — neutral multi-surface cleaners, enzyme-based bathroom treatments, glass and stainless specialty products, and microfiber for 90% of wiping tasks. Everything is safe for children, pets, and natural-stone surfaces when used as directed.

Softwashing, not power washing. Low pressure, smarter chemistry, no roof damage.
Softwashing uses low pressure (roughly the force of a garden hose) combined with professional cleaning solutions that kill the organic growth at the root. It is the only safe method for roofs, siding, stucco, screens, and most exterior surfaces.
Pressure washing has its place — concrete driveways, pavers, and some hardscapes. Used wrong, it damages shingles, strips paint, and forces water into places it should not go. We select the right tool for each surface, every time. Learn more about softwashing.
Yes. Our professional roof softwash carries an algae warranty — if those black streaks return sooner than expected under normal conditions, we come back and treat them at no charge. Plan members get the strongest warranty tier.
Yes — deionized water, soft-bristle brushes, and manufacturer-safe methods only. Dirty panels lose efficiency quickly in coastal NE Florida thanks to pollen, salt mist, and bird activity. A scheduled clean typically restores 5–15% of lost output.
In our humid, coastal climate, most shingle roofs benefit from a softwash every 18–24 months and a preventative maintenance treatment in between. Tile roofs and metal roofs have their own cadences — we will recommend the right interval for your property.
Waiting until you see dark streaks? Those are Gloeocapsa Magma, and by the time you see them from the street, they have been working for a year. Regular softwashing prevents that cycle entirely.
Yes, when done properly. We pre-saturate landscaping before application, control runoff, and rinse thoroughly. Pets and family are safe to return to the property as soon as rinse is complete and surfaces are dry.

Pavers are concrete or clay; they are porous and use joint sand between stones. They accept penetrating and film-forming sealers and benefit from enhanced-color options.

We use premium joint angular sand. It locks pavers together through friction, drains properly, and does not crack or haze over time. It is the right material for NE Florida’s heat, rain, and salt air.
Quality paver restoration starts with quality sand — full stop. We do not compromise here.
Most residential driveways and pool decks should be resealed every 3–5 years depending on sun exposure, traffic, and the sealer we applied previously. Pool decks exposed to chlorine and sun trend toward the shorter end of that range.
We include a free resealing inspection for plan members at year three so you are never guessing.
Yes — for most small-to-medium settling issues we lift the affected pavers, re-level the base with proper screening sand, and reset the pavers cleanly. Major grade failures or base saturation problems sometimes require a specialist partner, and we will tell you if that is what you need.
Yes to both. Driveways typically use a high-traction sealer designed for vehicle weight and sun exposure. Pool decks use a non-slip, chlorine-resistant formula that holds up to wet feet and repeated pressure. Enhanced-color and natural-finish options available.

Yes. We ask for at least 24 hours notice whenever possible so we can offer your slot to another client. Same-day emergencies happen — just text us and we will work with you.
Gate codes, lockbox codes, and garage keypads are stored securely in our team file under your account — only assigned crew members see them. We never share codes via email or text after initial setup. Change your code? Let us know and we update the file.
We note every detail up front: pet temperament and containment, alarm codes and disarm procedures, pool-equipment access (for softwashing around screens and enclosures), and any rooms or areas to skip. All noted in your client file so every visit runs the same way.
