Property Walk
Your lead technician walks the home with you. We identify substrate types — Hardie, vinyl, stucco, painted wood — mark caulking in need of attention, and photograph the high-growth zones. Nothing begins until you and our lead agree on what is being cleaned and what is being protected.

Landscape & Screen Masking
Plant beds are pre-saturated with fresh water. Screen enclosures and pool cages are draped. Ornamental plantings near the foundation are tarped or pre-hydrated. The home is readied for chemistry before chemistry is mixed — not after.

Chemistry Application
Our manufacturer-aligned blend — sodium hypochlorite balanced to the substrate, buffered with a biodegradable surfactant — is applied through a soft-wash pump at less than 60 PSI. Less pressure than a garden hose. More dwell than any pressure rinse can deliver.

Controlled Dwell
The chemistry works in place for eight to twelve minutes — the window during which mold, mildew, algae, and lichen are killed at the cellular level. We watch the wall, not the clock. When the stain releases, we rinse. Not before.

Directional Low-Volume Rinse
A high-volume, low-pressure rinse from top to bottom carries the dissolved growth cleanly off the surface and away from the foundation. No scarring. No paint lift. No overspray on glass or stone. The home is walked with you one last time before the trucks roll.
