FCPE’s Annual Exterior Plan packages the four or five most important exterior services Northeast Florida homes need every year, and schedules them on the right cadence so the work happens before the damage does. One plan, one route, one number — handled.
What’s included
- House Softwash — once per year, chlorine-plus-surfactant chemistry that handles Florida mold, algae, salt air, and pollen without hurting stucco, Hardie, vinyl, or paint
- Roof Softwash — once every 12-18 months, ARMA-compliant low-pressure treatment that kills the Gloeocapsa magma bacteria causing black streaks
- Exterior Window Cleaning — two visits per year using our RO/DI purified-water system for streak-free glass
- Flatwork Pressure Washing — driveway, walkways, patios once per year
- Gutter Cleaning — two visits per year (spring + fall) to keep water moving off the roof and away from the foundation
Why an annual plan, not one-off calls
Three reasons this is better than calling us every 10 months when something looks dirty:
1. The right cadence protects the asset. Florida humidity, salt air, and pollen don’t wait. UF/IFAS research shows mold colonies can re-establish on an uncleaned exterior in as little as 6-9 months. Annual cleaning at the right intervals prevents permanent staining, shingle damage, and siding discoloration that become expensive to reverse.
2. Route density earns you a better rate. When your home sits on a yearly plan, we can stack your visits onto the same route as other scheduled work nearby. That efficiency is real, and it is why a committed annual rate is lower than the same services bought one call at a time — a genuinely different rate for the term, not a markup marked back down.
3. You stop thinking about it. The plan schedules itself. We text you 48 hours before each visit. You don’t have to notice the roof streaks getting worse in July and then hunt for a quote in August.
A Property-Specific Proposal
We set the standard. We will not be the cheapest. The right scope is established on the property, then written around its material, condition, access, and the level of care it deserves. Request your quote.
You get one written annual number after a free on-site assessment, billed monthly or paid in full — your choice. The committed annual rate is lower than the same services purchased visit by visit, because a scheduled route costs us less to run.
Plan requirements
- A twelve-month term — the commitment is what earns the annual rate, and the rate is held for the full term
- A home inside our service area: St. Johns, Duval or Nassau County
- An on-site assessment before the number is written
If the annual rhythm is not right for your property, individual exterior services can still be booked as defined projects, and they carry the same Gold Standard guarantee. The annual plan is not the only way to work with us.
Frequently asked questions
Do I pay upfront or monthly?
Your choice. Monthly billing is standard. Paying in full by bank transfer avoids the card-processing fee, and that saving is reflected in your number.
What if a hurricane hits mid-plan?
Annual plan clients get priority scheduling on post-storm cleanup and debris rinse. See our post-storm cleanup page.
What’s not included?
Sanding and sealing (paver, stone or concrete), pool cage softwashing, solar panel cleaning and outdoor kitchen detailing. Each is scoped and quoted on its own because the work varies so widely. Plan clients get priority scheduling on all of them and they can be added to the same invoice.
Can I add extra services mid-plan?
Yes. A pool deck clean, a sanding and sealing project, a pool cage softwash — each is quoted for the work involved and added to the same invoice, on your existing schedule.
What if I don’t love one of the scheduled services?
That’s the Gold Standard guarantee. We come back. No second invoice, no argument. Every visit is backed by a re-service clause.
