Protected for the next five years.
FCPE seals hardscape the way the Interlocking Concrete Pavement Institute wrote it up: joint angular sand, two-coat breathable system, hot-mop dry verification, photo-documented from start to finish. Five-year protection. Fully guaranteed.
FCPE is competitive on every service we offer — except this one.
Sealing is the one service we don’t bid down on. The market is full of $0.85-per-sqft spray-and-pray contractors who quote your driveway over the phone, skip the prep, apply one thin coat, collect 50% deposit, and disappear when the sealer fails nine months later. We charge more because we do every step the manufacturers wrote up — the test patches, the moisture readings, the strip when it’s needed, the angular sand, the two-coat application, the hot-mop dry. Five-year protection. Fully guaranteed. The difference is visible at year three.
Every hardscape material in NE Florida
Different materials need different chemistry, different pressure, different cure protocols. Pick your surface to see how we handle it.
Paver Sealing
The standard hardscape across NE Florida. Driveways, walkways, pool decks, patios. ICPI-aligned cleaning, joint sand, two-coat seal. Protected 3-7 years.
Travertine Sealing
Calcium-based stone that needs pH-neutral chemistry, low-pressure cleaning, and a stone-safe penetrating sealer. Pool decks, lanais, patios.
Flagstone Sealing
Irregular-shape natural stone with deep color variation. Stone-safe penetrating sealer that enhances pigment without sealing pores shut.
Bluestone Sealing
Dense sandstone with characteristic blue-grey color. Penetrating sealer to lock pigment, resist staining, hold up under pool chemistry.
Slate Sealing
Layered metamorphic stone that splits along bedding planes. Soft-wash only, pH-neutral chemistry, color-enhancing penetrating sealer.
Limestone Sealing
Calcium-based, soft, etches under acid — needs the gentlest chemistry of any hardscape material we work on. Estate patios, lanais.
Concrete Sealing
Plain driveways, walkways, garage floors, broom-finish slabs. Penetrating densifier or topical sealer based on the surface and how it’s used.
Stamped Concrete Sealing
Embossed pattern concrete with integral color. Color-enhancing sealer, anti-slip option for wet zones, restore depth that UV bleaches out over time.
Eight days. One surface. Done right.

Assess
Walk-through, surface ID, joint condition, sealer-presence test, test patch.
Prep
Pre-soak, joint-sand removal, stain treatment, rotary clean, edge work, flush.
Strip
If previously sealed: solvent strip, neutralize rinse, dry. Standard or heavy.
Dry verify
Moisture meter readings, hot-mop dry if humid, 12–24 hour wait.
Joint sand
Joint angular sand — never hardening joint-product. Multi-pass broadcast and broom-in.
Seal
Two-coat breathable system, perpendicular application, professional-grade product.
Cure
Foot 4–6 hr / vehicle 24–48 hr / full cure 72 hr. Photo-documented.
Guarantee
Workmanship + sealer-failure callback covered. Annual maintenance optional.
No estimator games. No “starting at.”
Two base rates by surface, plus a strip surcharge if your existing sealer needs to come off. That’s the entire price book.

The questions homeowners ask before they call
How do I know if my hardscape needs to be resealed?
The water-bead test is the easiest indicator: pour water on the surface. If it beads up and rolls off, the sealer is still working. If it absorbs into the paver and darkens the surface immediately, the sealer is depleted. In Northeast Florida, most pavers and stone need to be resealed every 3-7 years; stamped concrete and high-traffic surfaces every 2–3 years.
Why does FCPE charge more than the $0.85/sqft contractors I see online?
Because we do the steps they skip. The cheap quotes assume zero prep, no strip, single-coat application, hardening joint products, and a contractor with no insurance and no warranty. Our process includes test patches, moisture verification, joint angular sand, two-coat breathable application, photo documentation, and the Gold Standard Guarantee. The math is different because the work is different. Year three is when you can tell.
How long does the project take?
Most paver projects are 4–5 days from start to finish: assessment + prep + dry + sand + seal + cure. Stripping work adds a day. Estate-scale projects with heavy strip can run 6–8 days. Vehicle traffic returns 24–48 hours after the second coat is applied; full chemical cure is 72 hours. See the full 8-step process →
Do you use hardening joint products?
No. We use joint angular sand — the ICPI-aligned material that locks paver joints without the failure modes hardening joint-product brings (cracked monolithic crust, water infiltration, surface staining if rain hits during cure). hardening joint products reads “premium” in marketing copy but fails in real-world Florida humidity. Joint angular sand is the right call.
What does the Gold Standard Guarantee cover?
Workmanship and sealer integrity. If the sealer fails — peels, hazes, mils, blisters — within the warrantied period due to FCPE workmanship, we come back at no charge to strip and reseal the affected area. The guarantee doesn’t cover post-installation chemical damage (gasoline spills, harsh cleaners) but covers normal weather, normal use, normal traffic.
Do you serve my area?
Yes — we serve all of St. Johns, Duval, and Nassau Counties. Ponte Vedra Beach, Nocatee, World Golf Village, Sawgrass, Marsh Landing, Riverside, San Marco, Mandarin, Amelia Island, Yulee, Fernandina, Wildlight, and every neighborhood in between. Travel is built into our quotes — no day-of fuel charges.
