FCPE’s pre-listing reset is one coordinated service that makes your Northeast Florida home photograph sharper, show cleaner, and close faster — handled in a single 14-day window so you’re not juggling five contractors while you’re also packing, staging, and signing with a realtor.
What the reset includes
Three services, scoped for the listing moment:
- Gold Standard Interior Deep Clean — baseboards, light fixtures, inside cabinets available as add-ons, inside oven/fridge/microwave, ceiling fans, window sills, door frames, switch plates, vent covers. This is the scope listing photographers look for.
- House Softwash (exterior) — low-pressure chlorine-plus-surfactant chemistry that kills mold, algae, and coastal salt film without damaging stucco, Hardie board, vinyl, or paint.
- Window Cleaning (interior + exterior) — RO/DI purified water system for streak-free glass inside and out.
Add-ons when it matters:
- Driveway + walkway pressure washing (MLS curb-appeal shot)
- Roof softwash if algae streaks are visible from the street
- Gutter brightening (often the #1 thing photographers fix in post)
- Pool deck cleaning + cage softwash
- Outdoor kitchen and patio detailing
Why “one contractor, one timeline” matters for sellers
Most sellers try to piece this together — a housekeeper for the inside, a pressure washer for the outside, a window company for the glass, a guy from Nextdoor for the pool deck. Four contractors, four quotes, four schedules, four liability conversations, and nothing finished on the same day.
FCPE coordinates interior and exterior scopes under one operations team. We coordinate the sequence so the interior deep clean happens after the exterior work (dust + mulch spray carries), and windows are done last so nothing streaks them. You get one timeline, one invoice, one point of contact.
The 14-day rule
Ideal booking is 10-14 days before listing photos. That window lets us:
- Site-visit the home and scope the exterior (avoids last-minute surprises)
- Sequence the exterior/interior work over two to three days
- Offer a same-week touch-up visit after you stage
- Avoid weather conflicts (softwash and pavers don’t cooperate in rain)
If your listing is already scheduled inside of 10 days, we’ll still try. We reserve priority slots for sellers on tight timelines — call first.

Frequently asked questions
How long does the whole reset take?
Two to three days, typically. Exterior softwash + driveway + roof (if added) on day one, interior deep clean on day two, windows on day three. Scheduling is coordinated so you’re not losing work or access to rooms you need.
Do I need to be home?
No. Many of our sellers are already living somewhere else by the time we reset the home. We coordinate access with your realtor or with a lockbox.
What if the photos are scheduled and something slips?
We build a day of buffer in the schedule. If a weather delay hits or a surface needs longer to dry, we’ve got headroom. If something on our side slips we make it right — that’s the Gold Standard guarantee.
Should I do this before or after staging?
Before. Staging dust plus fresh deep clean is the right sequence. If you’re staging with rentals, book the reset for the day the stager finishes or the morning of photos for a final touch-up.
What if the buyer’s inspection flags something exterior?
Inspections often flag roof algae, gutter debris, or driveway staining as “recommended maintenance.” A pre-listing reset cleans up most of those before the inspector sees them. That removes a talking point in negotiation.
