PRE-EVENT HOME PREP
A wedding, graduation, anniversary, or milestone birthday coming to your Northeast Florida home? You have one week of prep, one shot at a first impression, and a lot of logistics. First Coast Property Experts runs a dedicated pre-event reset track that coordinates interior deep clean, outdoor detail, windows, and patio turnover on one timeline. More than a century of combined expertise on one calendar.
When to book — the 14-day rule
Book 14 days out. Here’s why: a proper pre-event reset is a deep clean plus outdoor, and deep clean carries a full-day interior service block. The two weeks before an event are also when contractors, rental companies, florists, and caterers all want your home — so we sequence our visit before theirs. We’ll do the reset at day 14, then a quick polish visit the morning-of or day-before if you want the floors perfect for photos.
The interior + outdoor add-on stack
Pre-event includes our full deep clean as the base — baseboards, light fixtures, vent covers, cabinet interiors, appliance exteriors and microwave interior, the full scope. On top we layer outdoor add-ons from outdoor kitchen & grill detailing, patio reset, pool-deck rinse, and entry-door polish. The stack is modular — you pick the outdoor touches that fit the event (an outdoor dinner party needs more than a backyard cocktail reception).
Windows and patio for photo-ready results
Photographers will thank you. Clean windows let the light in and stop reflective distractions; a rinsed patio means the first photos on your deck aren’t framed against oak-pollen shadow. Our window cleaning team runs RO/DI purified water for streak-free glass, and the patio/lanai reset is a separate parallel exterior service rotation that happens concurrently with the interior deep clean.
Same-day polish visit option
Many pre-event clients book a return visit the morning of the event: 2–3 hours with a compact service team to touch up floors, bathrooms, and high-touch surfaces after the catering and florist setup. It’s a small cost, a huge peace-of-mind delta. The after-event cleaning companion page covers the morning-after side.
Bundle pricing
Because pre-event crosses interior and exterior disciplines, bundle pricing applies — the more of the reset stack you book, the better the per-service rate. This isn’t a “minimum spend” game; it’s a natural efficiency discount when specialized service lanes share one visit. Your estimate will break it down line by line, no surprises. The Knot‘s Florida venue and home-event planning resources are a good sanity check on other prep considerations (rentals, signage, lighting) that are outside our scope.

Pre-Event Home Prep FAQ
Can you coordinate with my caterer and florist?
Yes. We put the prep visit before vendor setup and offer the morning-of polish visit for the final touch.
Do you clean for outdoor-only events?
Yes — we run an outdoor-only track when the indoor space isn’t hosting. Softwash, patio reset, windows, grill detail, pool-deck rinse.
How far in advance should I book a wedding-scale prep?
30 days is safest. 14 days is our minimum for a full interior-plus-outdoor stack.
Is pre-event pricing bundle or per-service?
Per-service line items with a bundle efficiency applied. You see each service priced; the discount comes from route efficiency, not a discount on scope.
Can you provide referrals for florists or rentals?
We can recommend Northeast Florida vendors we’ve worked around. Ask on your estimate call.
