Soft Washing Is a Chemistry Job, Not a Pressure Job

A house washed properly is washed at roughly the pressure of a garden hose. The cleaning is done by a purpose-formulated solution that neutralizes mold, mildew and algae at the biological level, dwells long enough to work, and is then rinsed away. Force is not what removes the growth — and on a wall assembly, force is precisely what causes damage.

This distinction is not academic in Jacksonville. A high-pressure wand aimed at lap siding drives water upward under the laps and into the sheathing behind it, where it has no path out. On painted wood it lifts the paint film. On stucco it opens hairline cracking into real cracking and pushes moisture into the wall. On fibre-cement it can force water past the butt joints and behind the flashing. None of that shows on the day. It shows in a year, as blistering, staining bleeding through from behind, or soft substrate.

What Jacksonville’s Climate Does to an Exterior Wall

Duval County averages more than fifty inches of rain a year, and from June through September much of it arrives as an afternoon storm followed by a warm, humid evening. A wall that is wet at six in the evening and still warm at ten is an ideal culture medium. Add the St. Johns River, the Intracoastal and the Atlantic all pushing moisture inland, and you have the conditions that make exterior biological growth a normal maintenance item here rather than a sign of neglect.

Orientation decides where it appears. North and east elevations dry slowest and grow first. So do the walls under a deep soffit, behind a downspout that discharges too close to the foundation, and anywhere a sprinkler head throws onto the house every morning. When we walk a Jacksonville property we look for the cause as well as the growth — a redirected sprinkler head or a lengthened downspout will do more for the north wall than any cleaning schedule.

Tree canopy is the other multiplier. Under the live oaks of Mandarin, Riverside and Avondale and Ortega, walls stay shaded and damp and take on tannin drip and leaf-litter staining that open properties never see. East of the Intracoastal — Queens Harbour and the corridor toward the beaches — salt aerosol settles on every windward face and leaves a mineral film that dulls color long before any growth appears.

Fibre-Cement (Hardie Board)

The default for new construction across Etown, Bartram Park and the newer Southside corridors. Fibre cement is durable but its factory finish is a coating, and its butt joints and cut ends are the vulnerable points. It gets low pressure, a solution matched to the coating, and rinsing that runs downward rather than up under the laps. See Hardie board cleaning.

Stucco Over Block

Common through the 1990s and 2000s Jacksonville stock and nearly universal on Florida block construction. Stucco is porous and it holds growth deep in its texture, so it needs dwell time rather than force. It is also the surface most often damaged by pressure, because the damage — opened hairline cracks — is invisible until water gets into it. See stucco cleaning.

Historic Painted Wood Clapboard

The defining material of Avondale, Riverside and older San Marco. Century-old wood siding with layered paint is the least forgiving surface in the city. It is washed at the lowest pressure we use, with attention to glazing putty, wood muntins, porch columns and any place the paint film is already compromised. Vinyl Siding

Forgiving on chemistry, unforgiving on angle. Vinyl laps are open at the bottom by design, and an upward-angled spray puts water directly into the wall cavity. It gets washed downward, always. See vinyl siding cleaning.

Brick

The 1920s and 1930s brick of Ortega, San Marco and Avondale often has soft lime-based mortar that modern pressure will wash straight out of the joint. Protecting What Is Around the House

A soft wash is only as good as its containment. Before any solution is applied we pre-wet planting beds and foundation planting so they cannot absorb runoff, cover or protect light fixtures, low-voltage lighting, outlets, doorbells and cameras, close and check windows, and identify where runoff will travel on a property that may slope toward a pool, a retention pond, the river or a neighbour’s lot. Beds are rinsed again afterward.

This is standard practice, not an upgrade. It is also the step most often skipped, and the reason some homeowners’ first experience of exterior washing is a strip of dead liriope along the front of the house.

What a Full Exterior Actually Includes

House washing is usually the center of a larger exterior visit, because the elements around the wall show their dirt against a freshly cleaned face. On a typical Jacksonville home we address:

• Siding on every elevation, plus soffits, fascia and freize boards.
• Gutter exteriors — the grey-black vertical striping known as tiger striping is a separate chemical problem from general washing, and general washing will not touch it.
• Porch ceilings, columns, railings and the underside of overhangs, where growth starts first.
• Entry doors, shutters, window frames and exterior trim.
• Exterior glass, finished with pure water so it dries without spots.
• The hardscape at the base of the house — driveway, walkways and entry, which are pressure-cleaned rather than soft washed.
• The roof, if it is showing streaking — also soft washed, never pressured.

How often does a Jacksonville home need washing?

Once a year suits most properties. Homes under heavy oak canopy, homes with north-facing walls that stay shaded, and homes close to the water often benefit from a shorter interval. We would rather set the right interval for your specific elevations than sell you a standard one.

Will the solution harm my plants?

Not when the protocol is followed. Beds are pre-wetted so they cannot take up runoff, protected during application, and rinsed again afterward.

Is soft washing strong enough to actually work?

It is considerably more effective than pressure alone, because it kills the organism instead of removing its visible layer. Results hold far longer as a direct consequence.

Can you clean the roof at the same time?

What about the black streaks on my gutters?

That striping is caused by an electrostatic bond between airborne carbon and the gutter’s finish, and general house washing does not remove it. It needs a dedicated brightening treatment — see gutter brightening.
