The Gold Standard, Every Time.
Residential Property Care for Northeast Florida Homes
Interior housekeeping, exterior cleaning, paver sealing, and recurring property care from one family-owned company. Trained interior specialists for inside the home, trained exterior specialists for outside — one written scope that covers it all.
Two disciplines, one standard, one company you can call.
Most homeowners learn about FCPE because they need housekeeping — and stay because they discover we also handle the entire outside of the home. Recurring weekly or bi-weekly cleaning is our most common entry point. From there, clients add quarterly soft-wash, annual paver sealing, RO/DI window service, gutter clean-outs, and roof care. One company, one written scope, one trusted point of contact.
The FCPE residential model rests on a hard internal rule: trained interior discipline never does exterior work, and trained exterior discipline never does interior work. The disciplines are different, the tools are different, the chemicals are different, and frankly, the personalities are different. Mixing them dilutes both. Keeping them separate lets each side become elite at its craft.
You'll never get a generic franchise. You'll never get an upsell pitch from a tech who's been told to push add-ons. You'll get a written scope from ownership, work from trained specialists, and a service standard that holds whether the visit is your weekly housekeeping rotation or your annual paver reset before holiday guests arrive.
The interior + exterior advantage.
One company, one written estimate, one schedule. No coordinating between three different vendors for cleaning, washing, and sealing. The math, the methods, and the message stay aligned.
Built for occupied homes.
FCPE's protocols assume you live in your home and use it daily. Routines are quiet, scheduled, predictable. Crews show up with the same clipboard, the same checklist, and the same commitment to invisibility while they work.
Recurring is where the value lives.
Recurring clients see meaningful savings versus a la carte. More importantly, they see meaningful continuity — the home stays at a maintained baseline rather than swinging from neglected to deep-cleaned and back.
Three service disciplines, one accountable team.
Every FCPE residential program is built from three foundational disciplines. Bundle two or three for the most consistent property care, or start with the one that solves the most pressing concern.
Housekeeping
Recurring weekly, bi-weekly, or monthly cleaning. Deep cleans for first-visit baselines. Move-in/move-out resets. Vacation rental turnovers. Post-construction final cleans. Carpet hot water extraction. The trained interior discipline runs the inside of the home with consistent routines and a clipboard-grade checklist.
- Recurring residential cleaning
- Deep cleans & first-visit baselines
- Move-in and move-out resets
- Vacation rental turnovers
- Carpet hot water extraction
- Post-construction final cleans
Exterior Cleaning
Soft-wash house washing on stucco, Hardie, brick, and vinyl. Manufacturer-aligned roof soft-wash for asphalt shingle, tile, and metal. RO/DI spotless window cleaning. Driveway, walkway, and pool deck flatwork. Gutter clean-outs and brightening. The trained exterior discipline handles every surface with the right chemistry and the right pressure.
- House soft-wash
- Roof soft-wash & debris clearing
- RO/DI window cleaning
- Driveway & flatwork cleaning
- Gutter cleaning & brightening
- Pool deck & lanai care
Sanding & Sealing
The specialty discipline that separates FCPE from generic pressure-washing crews. Paver sanding with joint angular sand (never hardening joint-product), breathable two-coat sealer systems, ICPI-aligned methodology. Travertine, bluestone, and concrete sealing for outdoor living surfaces. Stone-specific protocols, not one-size-fits-all spray-and-pray.
- Paver sanding & sealing
- Travertine sealing
- Bluestone & flagstone sealing
- Concrete sealing
- Joint sand resets
- Annual maintenance washes
What the trained interior discipline does — and what the trained exterior discipline does.
Two disciplines, kept strictly separate. Each crew specializes in its side, with the right tools, the right chemistry, and the right training. You get elite work on both sides because each side is elite at its specialty.
Trained Interior Discipline
The interior discipline handles every room from front entry to primary suite. Their checklist is built for occupied homes — quiet, scheduled, consistent — and it scales from a routine weekly visit to a top-to-bottom deep clean reset.
- Kitchens: counters, appliances, sinks, polished hardware, inside microwave, stovetop, range hood
- Bathrooms: showers, tubs, toilets, fixtures, mirrors, tile and grout edges, baseboards
- Bedrooms & living: dusting, vacuuming, mopping, baseboards, light switches, doorframes
- Inside windows, sills, and tracks (included on every deep clean)
- Floors: hard floors mopped, carpets vacuumed, edge-detailing on every visit
- Move-outs, post-construction, and rental turnovers as one-time scopes
- Carpet hot water extraction on a separate scheduled visit
Trained Exterior Discipline
The exterior discipline handles every surface outside the home, with methods matched to the substrate. Stucco gets a different chemistry than Hardie. Asphalt-shingle roofs get a softer touch than concrete tile. Pavers get sand work that lasts.
- House soft-wash (stucco, Hardie, brick, vinyl) with manufacturer-aligned chemistry
- Roof soft-wash for shingle, tile, and metal — never high-pressure on a roof
- RO/DI spot-free window cleaning, inside and outside on request
- Driveway, walkway, lanai, pool deck flatwork cleaning
- Gutter clean-outs (hand-clearing plus rinse) and exterior gutter face brightening
- Paver sanding with joint angular sand — never hardening joint-product
- Sealing for paver, travertine, bluestone, flagstone, and concrete
Recurring care, or one-time precision.
Most clients choose recurring because it produces the most consistent property baseline. Some choose one-time projects for listing prep, post-construction resets, or seasonal maintenance windows. Both work. Both get the same standard.
Weekly, Bi-Weekly, or Monthly Programs
The most popular path. Pick a housekeeping cadence (weekly, bi-weekly, or monthly), layer in seasonal exterior care (quarterly soft-wash, annual sealing), and lock the schedule. Recurring clients receive priority booking, savings on the recurring ladder, and the kind of relationship continuity that keeps a home guest-ready year-round.
Best for: primary residences, second homes used regularly, vacation rentals with frequent turnovers, families who want one company handling the whole home, and properties where the owner's time is too valuable to be coordinating multiple vendors.
Standalone Projects & Resets
Listing prep before a home goes on the market. Move-in or move-out resets. Post-construction final cleans. Annual paver re-sand and reseal. Pre-holiday deep cleans before family arrives. One-time scopes are priced fairly, executed with the same gold standard, and never come with a recurring-program upsell pitch unless you ask about it.
Best for: real estate transitions, first-visit baselines that may convert to recurring, seasonal projects (holiday prep, pre-summer reset), and homeowners who want to evaluate FCPE quality before committing to a recurring schedule.
Three FCPE residential programs homeowners actually buy.
These aren't theoretical. These are the most common scope combinations our clients ask for. All three are written as one estimate, one schedule, one billing relationship.
Bi-Weekly Housekeeping + Quarterly Soft-Wash + Annual Seal
The full FCPE residential program. Bi-weekly cleaning keeps the inside guest-ready. Quarterly soft-wash keeps the outside crisp through every season. Annual paver and driveway sealing protects the surfaces that take the most weather and traffic. One scope, one schedule, year-round.
- 26 bi-weekly housekeeping visits
- 4 quarterly exterior soft-washes
- 1 annual paver/driveway seal
- Priority scheduling, holiday prep windows
Monthly Housekeeping + Tri-Annual Soft-Wash + Bi-Annual Window
Built for coastal homes — Amelia Island, Atlantic Beach, Vilano Beach, Anastasia Island. Salt air and humidity drive the need for more frequent exterior cycles, while monthly interior care keeps the inside maintained without overworking the schedule.
- 12 monthly housekeeping visits
- 3 exterior soft-washes (winter, spring, late summer)
- 2 RO/DI window cleanings per year
- Salt-air-aware methods on every surface
Deep Clean + Soft-Wash + Window Cleaning + Carpet HWE
The one-time program for homes going on the market. Top-to-bottom interior deep clean, full-house soft-wash, RO/DI windows inside and out, and carpet hot water extraction. Photo-day ready in one coordinated week. We sequence the work so each service finishes before the next one starts.
- Full deep-clean reset (every interior surface)
- House soft-wash + driveway + walkways
- Inside & outside window service
- Carpet HWE on all carpeted areas

Family-Owned
FCPE is owned and operated by Justin and Alicia Logan. Every estimate is reviewed by ownership. Every escalation reaches a real owner. The buck stops with us.
Specialist Disciplines
Trained interior discipline handles inside, trained exterior discipline handles outside. Never blurred. Each side specializes in its craft and gets elite at it. The standard never gets diluted.
One Coordinated Scope
Interior, exterior, and sealing all written into one estimate when you want them combined. One billing relationship. One company accountable. No vendor coordination.
Methods Match The Surface
Stucco, Hardie, brick, glass, asphalt shingle, tile roof, paver, travertine, bluestone — each gets its own protocol. Manufacturer-aligned, ICPI-aligned, salt-air-aware.
Built by First Coast homeowners, for First Coast homeowners.
FCPE was founded by Justin and Alicia Logan, both lifelong NE Florida residents who built the company they wished existed when they were managing their own properties. The company grew because First Coast homeowners kept asking, "Do you also do exterior?" or "Can you handle the pavers?" instead of staying in one lane.
That cross-discipline model — interior plus exterior plus sealing under one company — remains the differentiator. Every decision still goes through ownership review. Every estimate is owner-reviewed before it's sent. Every escalation reaches a real owner, not a corporate phone tree.
The "more than a century of combined expertise" line in our trustbar is real. Between ownership, the trained interior discipline, and the trained exterior discipline, FCPE has accumulated decades of cleaning chemistry, paver methodology, and First Coast-specific weather and surface knowledge.

Real questions from real First Coast homeowners. If yours isn't here, ask on the estimate form — we'll answer it directly.
Do you do interior and exterior in one visit?
Usually no. We schedule them on separate visits because the trained interior discipline and the trained exterior discipline are entirely separate disciplines with different tools, chemistry, and training. They can run on the same day if logistics line up, and the interior and exterior disciplines stay separate, with the same standards every visit. This keeps each side elite at its craft and avoids the dilution that happens when one standard tries to do both.
How recurring is recurring? What's the cadence?
Housekeeping is most commonly weekly, bi-weekly, or monthly. Quarterly is the standard for exterior soft-wash. Annual is typical for paver and driveway sealing. RO/DI window service is usually bi-annual or quarterly depending on the home's exposure. Recurring schedules are locked into your calendar and held barring weather or your direct request to reschedule.
Can I add Sanding & Sealing to my recurring plan?
Yes — and many clients do. Paver and driveway sealing is the highest-margin protection FCPE offers and the longest-lasting result on the property. Most recurring clients add an annual or bi-annual seal as part of their program. Pricing is per square foot of sealed surface, and we'll bring it on schedule so you don't have to remember to call.
What's the difference between deep clean and recurring cleaning?
The deep clean is the first-visit baseline that resets the home to a maintained standard. It typically takes longer, costs the standard rate (no first-visit discounts — the work is genuinely more involved), and includes inside windows, baseboards, blinds, sills, tracks, behind appliances where reachable, and full-detail attention. Recurring visits maintain that baseline at a faster pace, with savings on the recurring ladder.
How fast can you start?
For housekeeping, typically within one to two weeks of a signed scope, depending on the cadence and your preferred day of week. For exterior projects, soft-wash and window service is usually within seven to ten days. Sealing projects are scheduled around weather and tend to book three to four weeks out during peak seasons. One-time deep cleans and listing-prep resets can often be expedited.
Are you licensed, insured, and bonded?
Yes — fully licensed, insured, and bonded. Florida-based, family-owned, BBB Rated A, Google Verified. Certificates of insurance are available on request. We carry general liability and workers' compensation, and our methods are aligned with manufacturer specifications for the surfaces we treat (asphalt-shingle roof manufacturers, paver manufacturers, soft-wash chemistry standards).
What's your cancellation policy on recurring schedules?
We require 30 days' written notice to end a recurring program, which lets us route the schedule and replace the slot fairly to other clients on our waitlist. Within those 30 days you can pause, reschedule, or finish out remaining visits. There's no termination fee; we just ask for the notice period.
Can I get an estimate without an in-person walk-through?
Yes, almost always. Most FCPE estimates are written from address-based data: aerial imagery, county appraiser records (square footage, year built, lot size), Street View, and any photos you send. We reserve in-person walk-throughs for unusual properties, large or unusually configured projects, or when you specifically request one. Skipping the walk-through is faster for both of us and just as accurate for most homes.
Do you handle vacation rentals and Airbnb turnovers?
Yes — vacation rental turnover is a meaningful part of our recurring book of business across St. Johns, Duval, and Nassau counties. Airbnb, VRBO, and direct-rental properties all benefit from a turnover routine that's faster than a residential deep clean but more thorough than a quick sweep. We tailor the turnover scope to your check-out window, linen and supply preferences, and any host-rating-driven priorities (the surfaces guests review most).
What's included in inside-window service on a deep clean?
Inside windows on every FCPE deep clean include the glass, sills, tracks, and blinds or plantation shutters that frame each window. We never quote inside windows separately because they're part of the deep-clean baseline. For outside-window service (RO/DI spot-free) that's a separate exterior-crew scope and gets its own line in your estimate. The two together produce a top-to-bottom finish that catches the light from any angle.
Start with one written scope — interior, exterior, or both.
Tell us about your home and what you're considering. We'll send back a written scope within one business day, structured around housekeeping, exterior, sealing, or a combination. No phone tag, no high-pressure follow-up, just clear options for your property.
