One year. Everything exterior. Scheduled and handled. FCPE’s Annual Exterior Plan packages the four or five most important exterior services Northeast Florida homes need every year, schedules them on the right cadence, and gives you a ~15% discount versus a la carte pricing. One plan, one route, one number — handled.

What’s included

• House Softwash — once per year, chlorine-plus-surfactant chemistry that handles Florida mold, algae, salt air, and pollen without hurting stucco, Hardie, vinyl, or paint
• Roof Softwash — once every 12-18 months, ARMA-compliant low-pressure treatment that kills the Gloeocapsa magma bacteria causing black streaks
• Exterior Window Cleaning — two visits per year using our RO/DI purified-water system for streak-free glass
• Flatwork Pressure Washing — driveway, walkways, patios once per year
• Gutter Cleaning — two visits per year (spring + fall) to keep water moving off the roof and away from the foundation

Why an annual plan, not one-off calls

Three reasons this is better than calling us every 10 months when something looks dirty:

1. The right cadence protects the asset. Florida humidity, salt air, and pollen don’t wait. UF/IFAS research shows mold colonies can re-establish on an uncleaned exterior in as little as 6-9 months. Annual cleaning at the right intervals prevents permanent staining, shingle damage, and siding discoloration that become expensive to reverse.

2. Route density saves you money. When we have your home on a yearly plan, we can stack your visit onto the same route as your neighbor’s recurring visits. That’s where the ~15% discount comes from — it’s a real efficiency savings we pass through, not a “discount” that’s really a markup-then-markdown.

3. You stop thinking about it. The plan schedules itself. We text you 48 hours before each visit. You don’t have to notice the roof streaks getting worse in July and then hunt for a quote in August.

Pricing

Priced per home — driven by your exterior square footage, roof size, and pane count. Typical annual plan for a 2,500-sqft Northeast Florida home:

Plan requirements

• 12-month commitment (cancel-anytime terms in your plan doc)
• $3,000+ total annual commitment (interior plan + exterior plan combined, or exterior plan + S&S project combined)
• Address inside our service area: St. Johns, Duval, or Nassau County

If your home is too small or your scope too narrow to hit $3,000 combined, the a la carte rates are competitive and still come with the Gold Standard guarantee. The annual plan isn’t the only way to work with us.

Multi-year contracts for long-term clients

For clients who know they’ll be in the home 3+ years, we offer longer commitments at deeper discounts:

• 3-year Exterior Contract — ~20% off a la carte. Stands alone, no interior bundle required.
• 5-year Exterior Contract — ~25% off a la carte. Stands alone.

Stacking with an interior plan

When an Annual Exterior Plan is paired with a Gold or Platinum interior housekeeping plan, the exterior side earns an extra 10% off during the plan term, and your full account upgrades automatically to our Partnership tier — our deepest pricing, including 15% off first-time deep cleans and included rate locks.

Frequently asked questions

Do I pay upfront or monthly?

Your choice. Monthly billing is standard. Pay-in-full gets a small additional discount (covers our ACH/processing savings — we pass it through).

What if a hurricane hits mid-plan?

Annual plan clients get priority scheduling on post-storm cleanup and debris rinse. See our post-storm cleanup page.

What’s not included?

Sanding + sealing (paver or concrete), pool cage softwashing, solar panel cleaning, outdoor kitchen detailing. These are priced separately because scope varies so widely. All of them get Annual Plan client pricing when added during the plan year.

Can I add extra services mid-plan?

Yes. Add a pool deck clean, an S&S project, a pool cage softwash — all at Annual Plan rates since you’re already on the plan. Stacked onto the same invoice.

What if I don’t love one of the scheduled services?

That’s the Gold Standard guarantee. We come back. No second invoice, no argument. Every visit is backed by a re-service clause.
