The Gold Standard. Priced openly.
FCPE is competitive on every service we offer — except sanding & sealing. We charge more here because we do it at a level that makes the industry proud, not “spray and pray.” Below is exactly how we price, and three real project examples with the math written out.
What we charge per square foot
No estimator games. No “starting at.” Two base rates by surface, plus a strip surcharge if your existing sealer needs to come off.
Concrete pavers, brick pavers, the standard hardscape surface across Northeast FL.
Travertine, flagstone, bluestone, slate, limestone — every natural stone needs slower work and stone-safe products.
| Standard strip — worn, thin, failing sealer | + $1.50 / sqft |
| Heavy strip — solvent failure, milky, peeling, multi-coat buildup | + $2.25 / sqft |
| Natural-stone strip premium (added on top of the standard or heavy strip rate) | + $0.50 / sqft |
If your hardscape has never been sealed (or hasn’t been sealed in 5+ years and the old coat is gone), no strip surcharge applies.
Three projects, three investments
These are the kinds of jobs we walk every week across St. Johns, Duval, and Nassau counties.
Small paver driveway
| 250 sqft × $3.00/sqft (regular pavers, no strip) | $750.00 |
Small project, full setup. The math says $750; we quote $1,005 because joint-angular sand prep, two-coat breathable seal, hot-mop dry, full guarantee — same setup as a 1,400 sqft job. Truck rolls once, the work is done right.
Travertine pool deck — re-seal with standard strip
| 600 sqft × $3.50/sqft (natural stone) | $2,100.00 |
| 600 sqft × $1.50/sqft (standard strip) | $900.00 |
| 600 sqft × $0.50/sqft (natural-stone strip premium) | $300.00 |
A pool-deck travertine reseal done right is the surface that callers most often regret bargain pricing on. The wrong product or a skipped strip and you get cloudy white film, peeling edges, and a year-two redo. Our work is fully guaranteed.
Estate hardscape — heavy strip + reseal
| 1,400 sqft × $3.00/sqft (regular pavers) | $4,200.00 |
| 1,400 sqft × $2.25/sqft (heavy strip) | $3,150.00 |
A heavy strip is a multi-day operation. We bring a hot-mop crew, two-stage chemical lift, and proper PPE. The pavers come back to factory color before any new sealer touches them. This is exactly the project most contractors quote $2,500 for and walk away from after they collect 50% deposit.
The four things our crews do that nobody else does
Joint-angular sand
Most contractors use the cheap “polymeric” — looks fine in year one, washes out by year three. We use angular silica that locks into joints with the sealer and stays put. Different product, different category, different result.
Two-coat breathable
Single-coat sealers fail through and look streaky in 18 months. We apply a base penetrating coat plus a finish wet-look coat — both breathable, so vapor escapes and the surface doesn’t whiten.
Hot-mop dry
Sealing a damp surface is the most common failure mode in Florida humidity. We use a propane mop to ensure the surface is fully dry before any chemistry touches it. Slows us down. Saves the job.
ICPI-aligned methodology
Our process follows the Interlocking Concrete Pavement Institute’s published guidelines for cleaning, jointing, and sealing — the standard the manufacturers recommend, written by the people who make the pavers.

Sqft, surface type, current condition. We come back with a fixed-price proposal — no estimator games, no day-of upcharges.
