Every Property Is Different
You will not find a fixed price list on our website — and that is intentional. Publishing a generic rate card would be dishonest, because your property is not generic.
A 2,000 sq ft driveway in pristine condition with easy access is a fundamentally different project than a 2,000 sq ft driveway with embedded oil stains, failed sealer, heavy algae, and limited equipment access. Quoting both the same price would either overcharge the first client or underserve the second.
That is why every FCPE project begins with a free on-site assessment. We look at your specific surfaces, evaluate their condition, identify what preparation is needed, and build a scope of work tailored to your property. Then we provide itemized pricing so you know exactly what you are paying for.
The cheapest estimate is rarely the best value. Companies that quote sight-unseen are either cutting corners or padding prices. We believe you deserve to know exactly what you are getting — and exactly what it costs — before any work begins.

Larger projects benefit from economies of scale. Material, condition, access, and surface area all shape the scope we assess.
Current Condition

Material Type
Natural stone (travertine, limestone) requires specialized products and more careful application than concrete pavers. Material-specific care costs reflect expertise and product quality.
Preparation Required
Old sealer stripping, deep stain removal, efflorescence treatment, and joint sand replacement add preparation time and materials before the primary service can begin.
Access & Complexity
Tight access, multiple levels, intricate paver patterns, and properties requiring special scheduling increase complexity and time investment.
Product Grade
We use commercial-grade products from reputable manufacturers. Consumer-grade products cost less but deliver inferior performance and longevity.

Four Ways to Engage FCPE
Every recurring service FCPE offers runs on a six-month or twelve-month Gold Standard Agreement — a home, a rental, or a commercial property. The longer term carries the lower rate. Hardscape sealing stands apart as a multi-year project. Each one is scoped and priced for your property after we see it — never from a teaser number.
The Gold Standard Deep Clean, then a care agreement
Every interior relationship opens with the Gold Standard Deep Clean — a full reset of the home, priced on its own and never reduced to win the work that follows. From there you choose the rhythm:
- The Gold Standard Six-Month Agreement — weekly, biweekly or monthly visits at a committed rate held for the term.
- The Gold Standard Twelve-Month Agreement — the same care at our lowest committed rate, held for the full year.
A longer term earns a lower rate — not a coupon off a list price. Six and twelve months are the only terms we offer, and both are signed electronically and live in your client portal.
The Annual Exterior Plan
One year of exterior care on the cadence Northeast Florida actually needs — house soft wash, roof soft wash, flatwork, exterior windows and gutters, scheduled for you and billed monthly or in full.
We set the standard. We will not be the cheapest. An annual exterior proposal is built only after we assess the property, the surfaces, and the care cadence it deserves.
Sanding & Sealing
Sealing is a three-to-five-year capital event, not a subscription — and we are proud of that. Deep clean, full joint reset with joint angular sand, and two breathable coats, quoted as one fixed project total in writing after we walk the surface.

Short-Term Rentals and Commercial Properties
Vacation-rental turnovers run on the same six- or twelve-month Gold Standard Agreement, billed per turn — linens, restock, guest-ready staging and a photo-documented visit report before the next check-in, with same-day turns available. Built so the turn still fits inside your cleaning fee.
Offices, professional suites and community common areas are scoped on a walkthrough, then held on a six- or twelve-month agreement at a committed per-visit rate. Florida sales tax applies to commercial cleaning and is shown as its own line on your invoice.
Every engagement is priced for your property after a free on-site assessment. We do not publish teaser numbers, and we do not quote a home we have not seen.
