Multi-Family Curb Program
Building exterior soft-wash twice yearly, breezeway concrete monthly, dumpster pad weekly hot-water degrease. Aligned to turnover and inspection cycles.
Vacation Rental Refresh
Pre-season exterior wash on every property. Mid-season pool deck and storm-debris pass. Post-season drive and entrance refresh. Sized to occupancy curve.
How It Works
From walkthrough to recurring invoice in three steps.
Step one is a portfolio walkthrough — we visit every property in scope, document conditions, and propose a service plan that aligns with your operations and budget. Step two is a written program proposal: per-property scope, per-visit pricing, schedule, COI, payment terms. Step three is execution — we run the program, you get a monthly invoice, and you don’t think about exterior care until you decide to expand the scope or add a property. Multi-property programs typically secure 10–20% off single-site rates.

What property managers ask first.
Can you add my insurance company as additional insured?
Yes — additional insureds added on contract sign at no charge. We deliver the COI directly to your carrier of record.
Can I add or remove properties mid-year?
Yes. Scope changes are documented in writing, priced based on the same per-visit logic as the parent contract, and rolled into the next month’s invoice. No surcharge for modifications.
Do you do interior commercial cleaning too?
Currently exterior + facility hardscape is our commercial focus — we do not do interior office cleaning. We do, however, run housekeeping for residential and short-term rental properties through our housekeeping side, which can pair with vacation-rental exterior programs.
What’s the minimum portfolio size?
Three properties is where the documentation, scheduling, and invoice mechanics start saving you time. Below three, our standard commercial service still works — see commercial exterior. We don’t charge a setup fee for any portfolio size.
