Soft Wash vs Pressure Wash
Two very different methods. Using the wrong one damages your property — here’s how to know which you need.
What Is Soft Washing?
Soft washing is a cleaning method that uses low pressure (under 500 PSI) combined with specialized biodegradable chemical solutions to kill and remove biological growth — algae, mold, mildew, bacteria, and organic staining — at the root level. The cleaning agent does the work, not the water pressure.
Soft washing is the only safe method for cleaning delicate surfaces like asphalt shingle roofs, stucco, Hardie board siding, painted surfaces, screens, and natural stone where high pressure would cause irreversible damage.
The chemical solution (typically a sodium hypochlorite-based mixture with surfactants) is applied at low volume, allowed to dwell on the surface for 5–15 minutes, and then rinsed at garden-hose pressure. The result is a surface that is not only visually clean but biologically clean — organisms are killed, not just displaced.
Key advantage: Soft washing provides longer-lasting results than pressure washing alone because it eliminates the living organisms that cause staining. Pressure washing physically removes surface contamination but leaves root systems intact — allowing regrowth within weeks.

Soft wash systems operate at garden-hose level pressure. The chemical solution does the cleaning, not force.

What Is Pressure Washing?
Pressure washing uses high-pressure water (typically 2,500–4,000 PSI) to physically remove dirt, grime, oil, grease, paint, and heavy surface contamination from hard, durable surfaces. The force of the water does the primary cleaning.
Pressure washing is appropriate for concrete driveways, sidewalks, garage floors, concrete pool decks, brick, and other hard surfaces that can withstand significant water force without damage. Professional systems use flat surface cleaners (spinning bar attachments) to ensure uniform cleaning without striping or etching.
Hot water pressure washing adds a third cleaning dimension — heat — which dissolves oil, grease, and organic compounds that cold water alone cannot remove. FCPE operates a 10 GPM commercial hot/cold water system for maximum effectiveness.
Critical warning: Pressure washing is not appropriate for roofs, vinyl siding, stucco, Hardie board, painted surfaces, wood (without careful calibration), or most natural stone. Using 3,000+ PSI on these materials causes cracking, etching, water intrusion, paint removal, and granule loss.

House Exterior (Vinyl, Stucco, Hardie)
Soft Wash ONLY. High pressure drives water behind siding, cracks stucco, and strips paint. Soft wash chemical treatment kills algae/mold without any surface damage.
Asphalt Shingle Roof
Soft Wash ONLY. ARMA (Asphalt Roofing Manufacturers Association) explicitly prohibits pressure washing shingle roofs. Chemical-only soft wash removes black algae safely.
Concrete Driveway & Sidewalks
Pressure Wash. Concrete is hard enough to withstand 3,000+ PSI. Surface cleaners provide uniform, stripe-free results. Hot water for oil stains.
Pool Deck (Concrete)
Pressure Wash with flat surface cleaner. Concrete pool decks handle pressure well. Paver or travertine decks may need reduced pressure with soft wash pre-treatment.
Wood Deck & Fence
Soft Wash + Low Pressure Rinse. Wood requires chemical treatment to kill biological growth, followed by careful low-pressure rinsing (under 1,500 PSI). High pressure splinters wood fibers.
Pavers & Natural Stone
Calibrated Pressure Wash (2,500–3,000 PSI) with appropriate tip selection. Travertine and softer stone may need soft wash pre-treatment with reduced pressure.

What is the difference between soft washing and pressure washing?

Can you pressure wash a roof?

Is soft washing safe for plants and landscaping?
When performed professionally, yes. We pre-wet surrounding vegetation, use plant-safe dilution ratios, and rinse all adjacent landscaping thoroughly after treatment. Our biodegradable solutions break down quickly and do not harm established plants when proper protocols are followed.
How long does soft washing last compared to pressure washing?
Soft washing typically keeps surfaces clean 2 to 3 times longer than pressure washing alone because it kills organisms at the root level. A soft-washed house exterior typically stays clean for 12 to 24 months, while a pressure-washed surface may show regrowth within weeks.
Why does soft washing cost more than pressure washing?
Soft washing requires specialized equipment (dedicated rigs, chemical proportioners), professional-grade cleaning solutions, longer application and dwell times, and more careful technique. The results last significantly longer, making the per-month cost actually lower than repeated pressure washing.
Can I pressure wash my own house?
We strongly advise against it. Consumer pressure washers can damage siding, drive water behind walls, crack stucco, strip paint, and cause costly water intrusion damage. House exteriors should always be soft washed by trained professionals with proper equipment and chemical knowledge.
