Hot-Water Extraction, Not Steam Cleaning


"Steam cleaning" is what the industry markets. Hot-water extraction is what we actually perform. The carpet is pre-treated with a fiber-appropriate cleaner, given documented dwell time so the chemistry can do its work, then extracted with hot water under pressure that lifts the soil and the chemistry out of the fiber together. The fiber stays intact. The backing stays dry enough to avoid shrinkage. And the residue left behind is minimal — which means the carpet stays cleaner longer.

In Northeast Florida specifically, humidity is the variable. Carpets that are over-wetted by an aggressive cleaning service will mildew within forty-eight hours — sometimes through the backing into the pad. Our extraction tools are matched to the fiber and the conditions, so the carpet is dry to the touch within hours and fully dry within a normal day, with airflow helping the process along.

Fiber Identification and Test Patch

Before any chemistry hits the carpet, we identify the fiber and run a small test patch in an inconspicuous area. Wool, nylon, polyester, and polypropylene all respond differently — and a single misapplied chemistry can permanently damage a fiber. The test patch is non-negotiable.

Vacuum Pre-Pass

Most soil in any carpet is dry — sand, dirt, hair, dust. We vacuum thoroughly before any wet work. This step is the difference between extracting clean water and extracting mud.

Pre-Treatment and Dwell Time

Fiber-appropriate cleaning chemistry is applied and given documented dwell time to break down soil at the fiber level. Spot treatments for visible stains happen at this stage, with stain-specific chemistry — wine, ink, pet, food, and grease all require different products.

Hot-Water Extraction

Truck-mounted or portable extractor depending on the property. Water is heated to manufacturer-spec for the fiber. Extraction passes are slow enough to lift the soil and the chemistry together — never a fast pass that leaves residue behind.

Edges, Corners, and Stairs

Edges and corners are the surfaces that get missed most often, and they show wear first because dirt accumulates against the wall. We work edges and corners with a hand tool — not the same wand used on open floor — so the fiber against the baseboard gets the same extraction as the open carpet.

Final Rake and Walkthrough

We rake the carpet to lift the pile back to standing position, accelerating dry time and restoring the fiber's appearance. Final walkthrough confirms every visible stain is resolved or flagged in writing if a stain is set permanent.

HOW LONG DOES THE CARPET TAKE TO DRY?

Carpets are dry to the touch within 4 to 6 hours and fully dry within 24 hours under normal Northeast Florida humidity. Running ceiling fans and AC accelerates the process. We do not over-wet, which is what causes the 48 to 72-hour dry times some services produce.

CAN YOU REMOVE PET STAINS AND ODORS?

In most cases, yes. Surface stains resolve with our standard pet treatment. Stains that have penetrated through the carpet into the pad sometimes require pad replacement to fully resolve odor — we will tell you honestly during the consultation if that is the case rather than charge you for a treatment that will not solve the underlying problem.

DO YOU CLEAN AREA RUGS?

Wool and natural-fiber area rugs are best cleaned at a rug specialist's shop where they can be soaked, agitated, and dried flat. Synthetic area rugs we can clean in place. We will identify the fiber during the consultation and recommend the right path — we do not extract wool rugs in place because the risk of shrinkage and color migration is too high.

HOW OFTEN SHOULD CARPETS BE CLEANED?

For homes on recurring service, every 12 to 18 months is typical. Homes with pets or heavy foot traffic benefit from every 6 to 12 months. The IICRC recommends professional cleaning at entry once per year to maintain warranty on most carpet manufacturers.

IS SCOTCHGARD WORTH IT?

For high-traffic carpets, light-colored carpets, or homes with pets, yes. Fabric protectant slows the rate at which spills become stains and gives you time to blot. For low-traffic carpet in a guest bedroom, the value is lower. We will give you an honest answer based on the carpet and the household — not a default upsell.
