Commercial-Grade Surface Cleaning for St. Johns, Duval & Nassau Counties

Driveways, sidewalks, garage aprons, and entryways are the first surfaces visitors see — and the first to show algae, tire marks, rust, and oil stains. We use commercial 10 GPM surface cleaners with controlled fan tips and post-treatment chemistry for even, streak-free results without etching or striping.

Before and after professional driveway pressure washing showing dramatic algae and stain removal

Before & after — algae, tire marks, and organic staining removed from a concrete driveway

Why Professional Concrete Cleaning Matters

Northeast Florida's warm, humid climate creates ideal conditions for algae, mold, and mildew on concrete surfaces. Add tire marks, oil drips, rust from irrigation water, and fertilizer stains — and an untreated driveway can go from clean to embarrassing in under a year.

Regular professional cleaning extends the life of your concrete, reduces slip hazards, and protects your home's curb appeal. According to the National Association of Realtors, exterior maintenance including pressure washing ranks among the top ROI improvements for home resale value.

Our commercial 10 GPM system paired with professional flat surface cleaners delivers even, streak-free results that consumer equipment and single-tip wands simply cannot match.

Concrete Surfaces We Clean

Every horizontal concrete surface on your property, restored to like-new

🚗

Driveways & Motor Courts

Standard poured, stamped, colored, and exposed aggregate driveways. Single-car to multi-bay motor courts in communities like Nocatee and Ponte Vedra Beach.

🚶

Sidewalks & Walkways

Front walks, side paths, garden walkways, and community sidewalks. We edge-clean where concrete meets turf for crisp, defined borders.

🏠

Garage Aprons & Pads

Oil stains, tire marks, and hydraulic fluid spots receive targeted pre-treatment before surface cleaning for maximum removal.

☀️

Patios & Lanais

Covered and exposed concrete patios, screened lanai floors, and outdoor kitchen slabs. We control water and runoff on covered areas.

🚪

Entryways & Steps

Front entry steps, porches, stoops, and decorative concrete at your home's primary entrance — where first impressions are formed.

🧱

Curbing & Retaining Walls

Concrete curbing, retaining walls, and decorative borders that frame your landscape — often overlooked but immediately noticeable when cleaned.

Our 5-Step Driveway & Concrete Cleaning Process

Chemistry first, then machine. Never just high pressure alone.

I

Pre-Inspection & Protection

We walk the entire surface to identify stain types — oil, rust, tannin, or organic — note existing damage or cracks, and protect adjacent landscaping, painted surfaces, and entry doors from chemical contact and overspray.

II

Pre-Treatment & Stain Targeting

Organic growth is pre-treated with a sodium hypochlorite solution at appropriate concentration for concrete. Targeted chemistry is applied to oil stains (degreaser), rust marks (oxalic acid), and tannin discoloration — each stain type requires a different approach for maximum removal without surface damage.

III

Surface Cleaning with 10 GPM System

Our commercial 10 GPM pressure washer drives a professional 20″ flat surface cleaner — not a single wand tip that leaves striping and zebra lines. The rotating dual-nozzle surface cleaner delivers even cleaning across the entire width, producing uniform results without the visible lines that DIY and single-tip crews leave behind.

IV

Edge Detail & Seam Work

Edges where concrete meets turf, landscape beds, and expansion joints are cleaned with targeted tips. This is the step most crews skip — but it's the difference between "good enough" and professionally finished.

V

Post-Treatment & Final Rinse

After surface cleaning, we apply a post-treatment rinse that neutralizes remaining chemistry and leaves a residual barrier against rapid regrowth. Adjacent surfaces are rinsed, landscaping is cleared, and we do a final walk to ensure no streaks, misses, or chemical residue remain.

Why Equipment Matters

Professional surface cleaner vs. the single wand tip most crews use

Our Method

20″ Surface Cleaner + 10 GPM

  • ✓  Even, uniform cleaning — zero visible lines
  • ✓  Distributed pressure — no etching risk
  • ✓  20″ cleaning path for large areas
  • ✓  Contained under shroud — protects surroundings
  • ✓  Paired with pre/post-treatment chemistry
Common Approach

Single Wand Tip

  • ✗  Zebra striping and uneven overlap marks
  • ✗  Concentrated tip can etch and groove concrete
  • ✗  Narrow tip requires many more passes
  • ✗  Open spray hits landscaping and siding
  • ✗  Pressure only — no chemistry support

Our 10 GPM commercial system moves more water at appropriate pressure — cleaning faster and more effectively than consumer-grade equipment or single-tip rigs.

Common Driveway & Concrete Stain Types

Each stain requires different chemistry — one-size-fits-all approaches leave stains behind

🟢

Algae & Mold (Green/Black)

The most common issue in Northeast Florida. Thrives in shade, irrigation zones, and areas with poor drainage. Pre-treated with appropriate sodium hypochlorite solution and removed with surface cleaning.

🟠

Rust (Orange/Brown)

Caused by iron-rich well water, irrigation heads, metal furniture, and fertilizer containing iron. Treated with oxalic acid or specialty rust removers — never bleach, which sets rust stains permanently.

🛢️

Oil & Automotive Fluids

Engine oil, brake fluid, and transmission fluid penetrate concrete quickly. We pre-treat with degreasers and hot-water extraction where feasible. Deep-set oil may lighten significantly but not fully disappear.

🍂

Leaf Tannins & Berry Stains

Oak leaves, magnolia, and berry-producing plants leave dark organic stains. These respond well to sodium hypochlorite pre-treatment followed by surface cleaning.

Honest expectation: Most stains improve dramatically. Some deep-set oil and battery acid stains may lighten but not fully disappear — we'll point those out during inspection so there are no surprises.

How Often Should You Clean Your Driveway?

Northeast Florida's climate drives faster regrowth than most markets

Annual

Most Properties

For most driveways and sidewalks in Northeast Florida, annual cleaning keeps surfaces clean, safe, and well-maintained. Schedule after heavy pollen and rain season — late spring or early summer.

Semi-Annual

High Exposure

Properties with heavy tree coverage, high irrigation, north-facing driveways, or coastal salt exposure benefit from cleaning every 6 months to prevent deep-set buildup.

Adding concrete sealing after cleaning extends protection further — sealed concrete resists stains, reduces organic growth, and maintains its appearance significantly longer between cleanings.

Driveway & Concrete Cleaning FAQs

Will pressure washing damage my concrete?

Not when done properly. Our 20″ surface cleaner distributes pressure evenly rather than concentrating it through a single tip. We adjust pressure and tip selection for the condition and age of your concrete — never exceeding what the surface can safely handle. This is why we use professional flat surface cleaners, not wand tips.

Can you remove oil stains completely?

Fresh oil stains typically come out completely. Older, deep-set oil that has penetrated the concrete matrix will lighten significantly but may leave a ghost mark. We'll give you an honest assessment during inspection — we never promise results we can't deliver.

How long does driveway cleaning take?

A standard two-car driveway typically takes 1–2 hours including pre-treatment, surface cleaning, edge detail, and post-treatment. Larger motor courts or heavily stained surfaces may take longer. We provide a time estimate with your quote.

Should I seal my driveway after cleaning?

Sealing after cleaning is the ideal sequence — a freshly cleaned surface allows sealer to penetrate properly. We offer concrete sealing as an add-on or bundled service. Sealed concrete resists stains, reduces organic growth, and maintains its appearance significantly longer between cleanings.

Do I need to move my vehicles?

Yes — vehicles need to be off the driveway before our arrival. We also ask that sprinkler systems in the work area be turned off for 24 hours before and after service to allow chemistry to work and surfaces to dry properly.

What's the difference between pressure washing and soft washing?

Pressure washing uses high-pressure water through a surface cleaner — appropriate for hard surfaces like concrete, pavers, and stone. Soft washing uses low-pressure chemical application — required for delicate surfaces like roofing, siding, stucco, and painted surfaces. We use the right method for each surface on your property.

Do you clean stamped or colored concrete?

Yes. We adjust our pressure settings and chemistry for stamped, colored, and exposed aggregate concrete. These surfaces require lower pressure and more careful technique than standard poured concrete. We'll note your surface type during the pre-inspection.
