A properly-sealed paver hardscape is protected for 3-7 years — but the surface still benefits from an annual cleaning between reseal cycles. The Annual Maintenance Wash is a soft-rinse, joint-sand top-up, and sealer-integrity inspection that extends the life of the original seal job, removes biological growth before it establishes, and gives us a chance to lay eyes on the project once a year. $0.85–$1.25/sqft depending on surface and condition.
Why an annual wash beats waiting for the next reseal.
Sealing is a 3-to-5-year capital event, not a subscription — we’re proud of that pricing model and we don’t over-sell it. But waiting four years between any maintenance is too long for Northeast Florida exposure. Algae and mildew establish colonies in the joint angular sand. Light traffic film accumulates on the sealer surface. Joint sand settles slightly with use and rain. The Annual Maintenance Wash addresses all three before they create problems — soft-rinse the surface to remove organic growth and traffic film, top up any settled joint sand, and inspect the sealer film for damage before it causes a redo. Twenty minutes of attention a year saves you from a premature reseal cycle.

What the Annual Maintenance Wash includes.
Pre-treat the entire hardscape with sodium-hypochlorite-based biocide to kill any organic growth that’s established in the joints, dwell 10–15 minutes, then soft-rinse at low pressure. The biocide kills the organism; the soft-rinse removes the residue. Surface comes back to clean without disturbing the sealer film.
Walk the entire hardscape and identify any joints where sand has settled, washed out, or eroded. Top up with the same joint angular sand we use on full-project sealing. Broom-in, blow off excess. Joints come back to flush, weed-resistant, water-resistant condition.
Inspect the sealer film across the project for damage, wear, or early failure indicators. Document condition photographically and provide a written summary at completion. If damage is identified, we recommend repair options and timing. Catching a failure early can extend the original seal another 12–18 months.
If we identify oil, rust, or other stain-specific issues during the wash, we offer spot-treatment as an add-on. Stain-specific chemistry on the affected area, dwell, neutralize, rinse. Catches stains before they migrate or set permanently into the sealer film.
We recommend the first Annual Maintenance Wash 12 months after your sealing project, then annually thereafter until the next full reseal cycle (year 3-7 typically). Add it as an annual item on your calendar — or let us schedule it automatically as part of the FCPE Annual Exterior Plan.
