Request Your QuoteWhy FCPE paver sealing is different
Process-first, not product-first.
Most paver sealing in Northeast Florida is a weekend job with a pump sprayer. Ours isn’t. Every project starts with deep cleaning, joint rework with angular sand, and material-specific sealer selection. We stand behind it because we built it right.
Deep clean first
Surface-appropriate pressure, rotary cleaning where needed, stain lift on oil, rust, and organics. The sealer only works as well as the prep.
Joint angular sand
We re-sand every joint with the correct joint angular sand for your paver system. We do not use joint angular sand.
Sealer matched to surface
Regular pavers, travertine, flagstone, bluestone — each needs a different sealer system. We carry all of them.
Guaranteed outcome
If the seal doesn’t hold as promised, we come back. No arguments. That’s the Gold Standard.
Our sealing process
Five steps. No shortcuts.
01
Assessment
On-site or virtual walk-through. We measure the area, note the paver material, check for existing sealer, and flag any repairs.
02
Deep clean
Power wash with the correct pressure and detergent for your surface. Stain lift where needed. Full dry time before sand.
03
Re-sand joints
Joint angular sand swept in, compacted, and settled. This is where most contractors cut corners — and where sealer systems fail.
04
Seal
Material-matched sealer system applied per manufacturer spec. Two coats where called for. Cure time protected from foot and pet traffic.
05
Final walk
We inspect every square foot with you, document the completed work, and leave your care instructions. Guarantee is active from that moment.

Paver sealing FAQ
What Florida homeowners ask us most.
How long does paver sealer last in Florida?
A properly applied, material-matched sealer holds for 3–5 years on horizontal pavers in Northeast Florida sun and salt. Pool decks and driveways near coastal salt air are on the shorter end; covered lanais are on the longer end. We document the exact sealer used on your property so re-seal scheduling is simple.
Do you use joint angular sand?
No. FCPE uses joint angular sand on every paver project. Joint angular sand settles, compacts, and breathes — which is what your paver system was designed for.
What’s the difference between your service and a typical spray-and-seal?
Most contractors skip the joint work and go straight to sealer. That traps dirt, fails to lock the paver bed, and creates the cloudy white “blushing” that ruins patios within a year. We deep-clean, re-sand with joint angular sand, and then seal. It takes longer. It also lasts.
Can you strip failed sealer from a previous contractor?
Yes. Sealer stripping is an add-on service that removes failed sealer, cloudy film, or peeling finishes before we start fresh. We quote it by the square foot after inspection.
What surfaces do you seal?
Regular concrete pavers, travertine, flagstone, bluestone, brick, pool decks, driveways, patios, lanais, and more. Each surface gets a different sealer system matched to its porosity and exposure. See our Sanding & Sealing hub for the full list.
