We walk the entire property to identify siding materials, existing damage, areas of heavy contamination, and any surfaces requiring special attention. All landscaping, outdoor furniture, vehicles, and sensitive surfaces are pre-wetted and protected before any chemistry is applied. Windows and doors are verified closed. Chemical Application — Bottom Up

Using our Mo Flo 14 GPM system, we apply biodegradable soft wash solution from the bottom up to prevent streaking. Southern Style High Foaming Surfactants create an extended dwell blanket across the surface, allowing the chemistry to penetrate textured substrates and kill organic growth deep within pores. Chemistry concentration is adjusted per substrate — stucco gets a different mix than vinyl, which differs from wood.

Dwell & Detail Work

The solution is given appropriate dwell time based on contamination level and surface material — typically 10–20 minutes for standard organic growth, longer for heavy lichen or moss. During dwell, we hand-detail gutters, downspouts, fascia, soffits, light fixtures, house numbers, mailbox areas, and other architectural trim. The entire exterior is rinsed top-down at low pressure, removing all solution residue and dead organic material. We rinse all windows, landscaping, hardscape, and surrounding areas. Standard soft wash chemistry targets organic growth — algae, mold, mildew, and lichen. Rust stains, hard water deposits, and mineral buildup require specialized treatments with different chemistry that we can include when needed. We'll identify these during our pre-treatment property assessment and quote any additional work transparently.

Can I soft wash my home myself?

We don't recommend it.
