Jacksonville Is Not One Cleaning Market

A cleaning routine built for a 2023 build off Philips Highway is the wrong routine for a 1926 house in Avondale, and both are wrong for a riverfront estate in Ortega. In San Marco and Riverside and Avondale, we are usually working on original surfaces — plaster walls that will not tolerate a saturated cloth, heart-pine and old-growth oak floors that must never be wet-mopped, cast-iron tubs, hexagonal floor tile with porous grout, and casement or double-hung windows with wood muntins and glazing putty. The work here is patient and dry-first.
In Ortega and Deerwood, homes are larger and more formal: millwork, coffered ceilings, stone and marble surfaces that are acid-sensitive, and glass that is the first thing anyone notices. Marble and honed limestone will etch permanently under a common acidic bathroom cleaner, so those surfaces get pH-neutral products and nothing else.
In Mandarin, the defining feature is the live-oak canopy. Shade keeps homes cooler and keeps organic debris falling year-round, so entryways, mudrooms and hard-floor edges carry more tracked-in leaf litter, pollen and grit than anywhere else in the city. Grit is what dulls a floor finish, so edge and corner detailing matters more in Mandarin than the middle of the room does.
In Etown, Baymeadows, Southside and Intracoastal West, the stock is newer — quartz counters, luxury vinyl plank, tall ceilings, large-format tile with thin grout joints, and a great deal of glass. These homes clean quickly and show quickly, which means the difference between an adequate clean and a Gold Standard clean is entirely in the details most services skip: vent covers, ceiling-fan blades, switch plates, door tops and the underside of cabinet pulls.

Descaling glass and fixtures on a recurring cadence is a preservation task, not a cosmetic one — it is the difference between shower doors that stay clear for a decade and shower doors that have to be replaced.

Ordinary tap water carries dissolved minerals; when it evaporates off glass, those minerals stay behind as spots. Detergents leave a different problem — a faint surfactant film that attracts dust and hazes within days. We finish glass with reverse-osmosis and deionized water, which has had effectively all of its dissolved solids stripped out. It dries with nothing left to leave behind, so there is no spotting and no residue for dust to cling to. The Six-Month Agreement
A recurring housekeeping schedule — weekly, every other week, or monthly — held for six months at a rate set for the term. Best for households that want to see the difference a maintained home makes before committing to a longer horizon.
The Twelve-Month Agreement
The same recurring schedule held for a full year, at our lowest term rate. This is what most of our Jacksonville clients settle into, because a home that is maintained continuously through pollen season, storm season and the holidays never needs another full reset.
