With no items on the shelves, every cabinet interior gets cleaned. With no rugs, every surface of every floor is photographed before and after. Pre-Visit Coordination

We confirm closing date or lease end, coordinate access (lockbox, agent, or property manager), and align on whether the visit is for a buyer's walkthrough, a security deposit return, or a new-home move-in. The scope adjusts based on the answer.

Initial Walkthrough and Photo Set One

The first photo set captures the home's entry condition. Anything notable — pre-existing damage, areas requiring repair before clean — is flagged in writing so the homeowner, agent, or property manager has a clear record before any cleaning work begins.

Top-Down Detail Pass

Ceiling fans, light fixtures, vent covers, and tops of cabinetry first. With no furniture in the way, this pass is faster and more thorough than a standard deep clean — every surface above eye level is reachable without working around furniture or decor.

Inside Everything

Every cabinet interior, every drawer, every closet shelf, every appliance interior. With nothing stored inside, the work that recurring service can never complete gets completed here — and with photo documentation that proves it.

Bathroom Two-Pass Discipline

Bathrooms get the same chemistry-pass and detail-pass discipline used in the Gold Standard Deep Clean — but with empty conditions, the second pass extends to every floor edge, every track, every grout line, every fixture base. No corner is missed because no rug or accessory is in the way.

Floors and Final Walkthrough

Floors are the last surface worked. Edges, corners, and transitions get extra attention. The final walkthrough produces photo set two — the after photos — which complete the documentation file. The home is ready for the next family the moment we close the front door.

Move-in and move-out cleans are priced slightly higher than a recurring deep clean because the scope is more thorough — empty conditions allow a level of detail that occupied homes cannot accommodate. The pricing below reflects standard residential conditions; commercial properties, multi-family units, and large estates are quoted on assessment.

HOW LONG DOES A MOVE-IN OR MOVE-OUT CLEAN TAKE?

A 2,000 sq ft empty home is typically a 6 to 8 hour visit with a properly sized team. Larger homes scale from there. With empty conditions, the work is more thorough — but also more efficient because nothing is in the way of any surface.

DO YOU COORDINATE WITH AGENTS AND PROPERTY MANAGERS?

Yes — and we prefer to. A coordinated visit means the lockbox is set, access is confirmed, and any required walkthrough is scheduled. We work with several real-estate agents and property management firms across NE Florida who use FCPE for all of their move-in and move-out work.

DO YOU PROVIDE PHOTO DOCUMENTATION?

Yes — every move-in and move-out visit produces a documented photo set: before condition and after condition. The set is delivered electronically and is suitable for security deposit records, buyer walkthrough records, or property management files.

WHAT ABOUT WALL SCUFFS AND HAND PRINTS?

On a move-out, we address scuffs, hand prints, and surface marks where standard chemistry can resolve them without affecting paint. Anything that requires touch-up paint or repair work is flagged in writing — we do not apply paint, but we will tell you which areas need it before you sign off.

CAN YOU CLEAN BEFORE A REAL-ESTATE PHOTO SHOOT OR LISTING?

That is one of the most common reasons clients book us. We coordinate with the listing agent or photographer's schedule and time the clean to finish before the shoot. Empty homes with a fresh clean photograph dramatically better — clean baseboards, clean tracks, clean glass, no hand prints.

DO YOU CLEAN GARAGES?

Yes — garage sweep and surface wipe is included in standard move-in and move-out scope. Concrete sealing, oil stain removal, or epoxy coating are separate exterior services that can be coordinated through our exterior division if needed.
