The Discipline
Pressure doesn't clean a roof. Chemistry does.
Most exterior surfaces in Northeast Florida — shingle and tile roofs, vinyl and Hardie siding, stucco, painted wood, screen enclosures — are killed by high pressure. The black streaks on a Jacksonville roof are not dirt. They're a living organism called Gloeocapsa magma, a cyanobacteria that feeds on limestone filler in shingle granules. Pressure-washing knocks granules loose, voids the warranty, and within six weeks the bacteria comes back hungrier. The right answer is a low-pressure chemistry application — what the industry calls soft-wash — applied at the correct sodium hypochlorite ratio with surfactant for dwell, then neutral-rinsed.
FCPE's exterior discipline is built around that distinction. We pressure-wash what should be pressure-washed (concrete flatwork, masonry, properly-bonded brick), and we soft-wash everything else. The Asphalt Roofing Manufacturers Association (ARMA) Technical Bulletin 218 explicitly recommends low-pressure chemical cleaning for shingle roofs — and explicitly warns against high-pressure washing. We follow that bulletin to the letter.

A one-time wash buys you a quarter of clean. An annual exterior plan buys you a year of maintained. Plan clients pay roughly 15% less per service, get a documented schedule that pre-empts the algae bloom curve, and lock in priority routing during peak season — when the surge of one-time requests pushes booking out four to six weeks.
The entry annual plan is $1,200 ($100/month). Most homes in our service area land between $1,800 and $3,200/year for a full exterior care cadence — house wash, roof, driveway, gutter, and window passes scheduled at the right intervals.

Will the chemistry harm my landscaping?
Pre-saturation of beds with fresh water dilutes any drift, and a neutralizing rinse closes the job. We work the chemistry — sodium hypochlorite at 1–3% solution with surfactant — at the lowest effective concentration. We've cleaned thousands of homes with mature landscaping in Nocatee, Ponte Vedra Beach, and Amelia Island without plant loss. We're insured against it on the rare occasion it happens.
How long does soft-wash last on a roof?
A correctly-applied roof soft-wash kills the bacteria at the root, not just the visible streak. In Northeast Florida humidity, expect 3–5 years before re-treatment. ARMA Technical Bulletin 218 supports this interval with proper chemistry. Pressure-washing — by contrast — typically returns inside 6–12 weeks.
How is FCPE different from a $99 power-washing operator?
A $99 power wash quote means one of two things: a homeowner-grade pressure machine on every surface (which damages roofs, siding, and pool decks), or a bait-and-switch where the price doubles on site.
